Do I get to see the lease or sign it?
You will receive and may review the lease agreement before it is executed. We handle lease preparation and resident signing on your behalf per the management agreement, unless you prefer to be directly involved. -
Do you sell real estate too?
Our primary focus is luxury residential development and hands-on property management, but we can coordinate with trusted sales partners or discuss referral options if you are considering buying or selling. -
How and when do I get my checks?
Owner distributions are issued on a regular schedule—typically monthly—after rent collection and reconciliation of expenses; you receive detailed statements through the owner portal and can elect ACH or physical checks based on your preference. -
How is rent collection handled?
We provide multiple payment channels including online portals, autopay, and traditional payment methods, enforce lease terms for late payments, and apply consistent, professional follow-up procedures to protect cash flow and minimize vacancy. -
How long of a lease do you sign?
Our standard lease term is 12 months to align with market expectations for luxury rentals, with flexible options available to meet owner or market needs—including shorter or longer terms where appropriate. -
How much security deposit do you charge the tenant?
Security deposit amounts are set in line with local law and market norms—commonly one month’s rent, adjusted for property type or tenant qualifications—and we’ll recommend an amount that balances protection with marketability. -
How soon can you start managing my property?
We can begin management once the owner management agreement is signed and the property is onboarded; typical onboarding timelines are fast-tracked (often 7–14 days) depending on readiness and any needed repairs or marketing preparation. -
What type of properties do you manage?

What type of reports do I get and how often?

Who holds the tenant security deposit?

How is maintenance handled and what is your response standard?
